Dry Lots in Cape Coral (no direct canal access)

If you are looking to buy a vacant piece of land in Cape Coral with no direct access to a canal you are accessing the segment of the most properties on the market. Dry Lots are generall speaking the least expensive locations, except when they are located right within upscale neighborhoods in the South or Northwest (west of Burnt Store Road) and/or are situated right across from bigger gulf access homes. Therefore a dry lot in a good location can easily be more expensive than for example a freshwater lot in any other neighborhood.

You also have to take into consideration that besides not having the usually 80 ft wide canal behind the lot your back neighbor is sitting right behind your future home/pool area. Therefore you should screen the adjacent neighbors to make sure that they are not partying on a regular basis, having noisy pets or renting those homes within a vacation rental program and you see a steady change of occupants and may have a noise level that will make your relaxing evenings or weekends on your pool area a not-so-nice experience.
